Cost by scope

Drywall Installation cost ranges by scope — chart of the table below
ScopeTypical costWhat it includes
Single room, hung and finished to Level 4$580 – $1,800A 12×12 bedroom or living room, walls and ceiling, taped, mudded and sanded paint-ready — HomeGuide's room table puts a 12×12 room at $580–$1,800, and small jobs price higher per square foot than large ones in every guide
Standard project — several rooms, about 1,000 sq ft of surface$1,500 – $3,500The typical band on this page: about 1,000 sq ft of wall and ceiling surface hung and finished at the guides' $1.50–$3.50 per sq ft — multi-room remodel work, a finished-room conversion or a large repair-and-replace scope
Basement or whole-house scale$5,500 – $22,000HomeGuide's whole-house tables run $5,500–$22,000 for a 1,500 sq ft house and $8,000–$30,000 for 2,000 sq ft; a 1,000 sq ft basement runs $1,500–$7,000 depending on how many rooms it is divided into

Where the money goes

Part of the jobShareNote
Hanging & finishing labor65–75% of totalHomeGuide puts labor and finishing at $1.00–$2.70 of its $1.50–$3.50 total and states labor is 65–75% of the job — hanging, taping, three mud coats and sanding is skilled, multi-visit work
Drywall panels & board materials15–25%HomeGuide puts materials at $0.50–$0.80 per sq ft against its $1.50–$3.50 total; standard 1/2-inch board is the baseline, and moisture-, fire- and sound-rated boards price above it
Tape, joint compound & finishing supplies5–10%Tape, mud, corner bead, screws and sanding supplies — small lines that are in every professional quote and the first thing missing from a suspiciously cheap one
Cleanup, disposal & extras3–8%Dust control, debris removal and disposal, and the small extras — texture at $0.80–$2.00 per sq ft in HomeGuide is priced in this line when it is in the scope

Estimator’s note: on a drywall installation, hanging & finishing labor is usually where quotes swing most (65–75% of total of a typical budget). Ask every contractor to itemize that line in writing — totals are only comparable when that part is.

What moves the price most

Finish level is the drywall budget. The board itself is cheap — HomeGuide puts materials at $0.50–$0.80 per sq ft — so what you are buying is coats of mud and the sanding between them: HomeGuide's finish ladder runs from $0.85–$1.90 per sq ft for hang-only (Level 0) to $1.75–$3.50 for a Level 5 skim-coated finish, and most homes are quoted at Level 4. Surface area, not floor area, is the measure: drywall is priced on the square feet of wall and ceiling covered, which is why a 12×12 room carries 380–530 sq ft of drywall in HomeGuide's table. Board type is the third lever: Angi's material tables price moisture-resistant board at $0.70–$1.00 per sq ft of material, mold-resistant at $0.75–$1.60, fire-resistant at $1.50–$2.00 and soundproof board at $1.90–$4.00, against standard board at the bottom of the range. Finally, replacement costs more than new work: removing old drywall adds $0.50–$2.50 per sq ft in HomeGuide, and a full replace scope runs $2.00–$6.00 per sq ft all-in.

Worked example: how a typical drywall installation budget breaks down

A typical job: about 550 sq ft of wall and ceiling surface in two rooms, standard 1/2-inch board hung, taped and finished to Level 4, paint-ready, debris removed. The budget below totals $2,100 — the "most homeowners pay around" figure from the top of this page — split using this page's own cost breakdown. It shows how a real quote at that level is usually composed; every line is built from the ranges on this page, and it is an illustration, not a quote for your project.

Line itemExample budget
Hanging and finishing labor$1,470
Drywall panels and board materials$420
Tape, joint compound and finishing supplies$105
Cleanup, disposal and extras$105
Total$2,100

What most people get wrong

  • Comparing quotes by the total without the finish level — a Level 2 quote and a Level 5 quote describe different walls, and the difference only shows after paint.
  • Measuring the floor instead of the walls — drywall is priced on wall and ceiling surface, so a 12×12 room is 380–530 sq ft of board in HomeGuide's table, not 144.
  • Skipping the board-type conversation in wet and fire-rated rooms — moisture-resistant and Type X boards price above standard board, and discovering the requirement at inspection is the expensive way to learn it.
  • Paying for texture to hide a bad finish — texture adds $0.80–$2.00 per sq ft in HomeGuide and hides little; a proper Level 4 finish is the cheaper wall in the long run.

Costs in your city

Drywall pricing follows local finishing labour more than board prices — panels are a commodity, but the crews who tape and mud them are local, so metros with strong new-build demand price finishing near the top of the band while slower markets sit near the bottom. Ceiling height travels with the city too: older housing stock with 9- and 10-foot ceilings carries more surface per room than the 8-foot standard every table assumes. Ask each bidder for their per-square-foot rate, the finish level it buys, and whether ceilings are included; on drywall, those three answers make quotes comparable.

How this estimate was built: drywall figures were cross-checked across the Angi drywall installation cost guide, HomeGuide's drywall installation cost guide and FederalEstimating's 2026 drywall cost guide. Angi anchors the project totals ($1,000–$3,254, average $2,103; $1.50–$3.00 per sq ft), HomeGuide publishes $1.50–$3.50 per sq ft with materials at $0.50–$0.80 and labor at 65–75% of the total, and FederalEstimating publishes $1.60–$3.75 with a $2.41 median for Level 4, so the typical band is drawn on the shared project overlap and finish levels are tiered separately. Frequently asked questions

How much does drywall installation cost for an average project?

About $1,000–$3,000 is the typical band on this page, with most projects landing around $2,100. Angi puts total projects at $1,000–$3,254 with an average of $2,103, and HomeGuide says most homeowners spend $1,000–$3,000.

How much does drywall cost per square foot installed?

About $1.50–$3.50 per sq ft of wall and ceiling surface, hung and finished. Angi publishes $1.50–$3.00, HomeGuide $1.50–$3.50, and FederalEstimating's 2026 guide $1.60–$3.75 with a median invoice of $2.41 for a standard Level 4 finish.

How much does it cost to drywall a 12×12 room?

About $580–$1,800 in HomeGuide's room table, for 380–530 sq ft of wall and ceiling surface hung and finished. Angi's room-size data runs higher per room at larger scopes — its 500 sq ft table runs $2,500–$4,000 — because it is counting surface area, not floor area.

What finish level do most homes need?

Level 4 in both HomeGuide and Angi's guidance — three coats of compound, sanded smooth, right for flat and matte paint. Level 5 adds a full skim coat and is priced for satin and gloss paints under critical light; Levels 0–2 are for concealed areas, garages and walls that will be tiled.

Is it cheaper to hang drywall myself?

The materials for a 12×12 room run $200–$400 in HomeGuide's DIY table, against $580–$1,800 professionally finished — the saving is the labor, which is 65–75% of a professional total. What the saving buys is the risk: panels weigh 50–60 lb each, and a badly finished seam shows through paint for the life of the room.

Before you sign: get the finish level named in the quote (Level 4 for most painted walls), confirm whether ceilings, texture and debris removal are included, check the board type specified for bathrooms and the garage wall, and keep a 10–20% contingency separate from the contract price.
